What I'd Do If I Were 22 Again

If I were a 22 again I'd

- Move to Scottsdale, AZ
- Rent a house w/ a nice pool
- Net $10k+/month

Here's how:

Did you know that you can rent pools by the hour? AZ is the biggest market & Swimply + Peerspace are the biggest players

During the summer nice pools can rent for $300+/hour!

And the ones that allow parties are booked solid, all day every day.

How do I know this? Because this is the kinda stuff I post about! I frequently hop on calls with people in my DMs that share the goods with me, so I can share with you.

Here's what I learned:

- The weekends get 70% of the bookings. ~10 hours per day for Fri, Sat and Sun.

- At a conservative $200/hour you can get $5,100 per weekend AFTER the platform's 15% fees.

- During the week you can net a couple grand more.

- That's $32k/month, if you're counting.

- Here's the key - you need to allow parties. Parties command higher hourly rate and more demand.

Also, guests can split the costs.

This is why demand is insane for party houses on Airbnbs, too.

But of course, the downside is...parties. I've had an Airbnb party house. Not super fun.

But you can also upcharge for things like:

- Food
- Towel rental
- Hot tub access
- Lifeguard service
- Bartending service

Let me get ahead of the doubters:

"What about the landlord?"

- Yes, you need permission. It's a numbers game. Talk to enough landlords and you'll find a cool one, especially if you pay extra. Or buy a house.

"What about liability?"

- Buy insurance

"What about the neighbors?"

- Yes, it's a complexity to manage. All businesses have them.

"What if I get no bookings?"

- Make a listing before spending a dime and see if you get hits. Or, worst case, you cut prices to break even and still just rent a nice house.

You could net at least $25k per month for half the year and if you have a heated pool + hot tub you can profit year round.

Your rent would be $40-$50k/year (you have to live somewhere anyway) and you'd have to maintain the pool and pay for extra insurance.

Add in some of the extras listed above and you could net 6 figures + "free" rent.

OR, conversely, you could just come up with a dozen reasons why this wouldn't work and keep looking forward to pizza Friday and your 3% annual raise.
