I can't keep this info to myself!

Here's a few ways we've been using it to save about 8 hours/week:

We'll never write another rental listing description again. And hey, we're kinda funny now.

Side note, of all things, GPT-4 sucks at word count.

"Clever and snarky" seems to be the winning prompt to standing out in your writing:

Then we'll take that description and make 4-5 additional shorter variations so we can A/B test responsiveness.

5 listings with 5 descriptions and track all responses in a google sheet. be sure to keep other variables the same.

This alone took an hour before!

BTW, want to sell literally anything anywhere that requires a description? use ChatGPT.

Back to real estate, we'll use it to quickly summarize survey data that we send out to tenants.

The worst part about surveys is sorting through all that freaking data. Those days are over now!

Speaking of summarizing data, we'll copy/paste data from our lead generation and ask for a summary as well.

If it tells you it's too much data, just copy/paste smaller chunks and then tell it to combine and summarize the last X number of datasets.

We used to use Rocket Lawyer for simple legal templates, but that subscription has now been cancelled.

Keep in mind, we're using the paid version of GPT-4. $20/month is probably the cheapest software in the world for the value it provides.

Once plug-ins are open to all, it's game over.

Keep asking follow up questions if you are unhappy with an answer.

Many real estate markets are still hot. Want your offer to stand out? Sellers love a good sob story! Send this letter or email to the listing agent. Worst case you get a laugh!

My brother in law did it, and it worked. They locked up a house that got $30k higher offers afterwards.

One thing it isn't great for is thinking super creatively in structuring deals. I asked it to craft a creative offer for a property we're looking at and it was very meh. Very Google.

I'm not gonna get a government grant to buy an RV park 🤣
